Frequently Asked Questions

Find answers to common questions about our valuation services, regulatory compliances, and advisory solutions.

Under Section 247 of the Companies Act, 2013, any valuation required for shares, assets, or net worth must be conducted by a Registered Valuer. Beyond legal compliance, a Registered Valuer ensures an impartial, fair, and audit-ready assessment that is recognized by regulatory bodies like the IBBI, MCA, and NCLT. This protects stakeholders from mispricing and provides legal legitimacy to corporate and financial transactions.

An RVE is an entity recognized and registered by the Insolvency and Bankruptcy Board of India (IBBI). Unlike individual valuers, an RVE provides institutional accountability, multi-disciplinary expertise, and is authorized to undertake valuations under the Companies Act and IBC.

Yes, Evaluex is a registered valuer entity recognized and registered by the Insolvency and Bankruptcy Board of India (IBBI) having Reg. No. IBBI/RV-E/01/2026/232 for the asset classes Land & Building and Plant & Machinery. Refer IBBI Website - https://ibbi.gov.in/service-provider/rvo-entities?page=7

Our team consists of highly experienced professionals and Registered Valuers who specialize in multi-disciplinary valuation and advisory services. Backed by specialized academic qualifications and technical expertise in Land & Building and Plant & Machinery, we ensure every report meets the highest regulatory standards.

While head office in Kolkata, Evaluex provides comprehensive Pan-India valuation services. Whether your physical assets are located in West Bengal or elsewhere across major Indian states, we ensure a single, centralised point of contact for all technical requirements.

We prioritize time-bound delivery. While exact timelines vary depending on the asset complexity and geographical spread, our internal processes are highly optimized to strictly adhere to the tight statutory and commercial deadlines required by our clients.

We provide specialized valuation services for Land & Building and Plant & Machinery. Our integrated dual expertise allows us to seamlessly offer complete valuation solutions for multi-disciplinary commercial, industrial, and retail portfolios.

Yes. While we frequently deal with corporate and institutional clients, we actively cater to private individuals, providing personalized valuation reports for residential properties, personal investments, and statutory requirements.

Yes. All valuation reports issued by Evaluex are prepared in strict accordance with Internationally Accepted Valuation Standards. This ensures that our assessments are entirely transparent, audit-ready, and defensible before global investors and national authorities.

Absolutely. Operating as an IBBI Registered Valuer Entity (Reg No.: IBBI/RV-E/01/2026/232), we are fully eligible to provide Fair Value and Liquidation Value assessments for Insolvency Professionals (IPs), Resolution Professionals (RPs), Liquidators, and CoC members within the strict parameters of the Insolvency and Bankruptcy Code (IBC) framework.

No. They only covers conventional retail collateral lending. For statutory corporate processes, NCLT, and IBC mandates, the report must legally be issued by an IBBI Registered Valuer/Entity to carry structural legitimacy.

Yes. While we specialize in high-stakes insolvency and bankruptcy mandates, Evaluex provides a full spectrum of professional valuation and advisory services. As a Registered Valuer Entity (RVE), we offer institutional expertise for corporate restructuring, mergers and acquisitions, financial reporting (Ind AS), and strategic asset management etc. Please refer to our Valuation Service page.

The outcome depends on a combination of physical, economic, and statutory factors. For Land & Building, key factors include location, floor area ratio (FAR), legal title clearings, market demand, and zoning regulations. For Plant & Machinery, parameters like age, maintenance history, functional obsolescence, technological lifecycle, and current replacement costs are meticulously evaluated.

Often required during asset-backed lending, refinancing or mortgage structures, this valuation establishes the Fair Market Value and Realisable Value of the asset acting as collateral. It is necessary because it protects both the lender and the property owner by ensuring the credit extended matches the true, independent worth of the physical asset.

Our fee structure is institutional, completely transparent, and depends entirely on the scale, geographical spread, asset class complexity, and specific regulatory framework (such as IBC, Companies Act, or Income Tax) required for the mandate.

Transactions like corporate mergers, joint ventures, or demergers require exact swap ratios and objective asset benchmarking. Our advisory services provide companies, stakeholders, and legal teams with an uncompromised, fair assessment to validate transaction parameters and protect stakeholder equity.

Yes. We provide the technical advisory required for balance-sheet asset valuations, including Fair Value Accounting, Purchase Price Allocation (PPA), and impairment testing of fixed assets to ensure total compliance with modern auditing standards.

Backed by our partners' dual credentials in Civil and Mechanical disciplines as well as Chartered Engineer Member of Institution of Engineers, we provide chartered engineer certification to our clients for various purposes.

Indian Customs strictly mandates an inspection and certification by an empanelled Chartered Engineer (Mechanical) to verify the residual life, safety parameters, and fair market value of second-hand capital goods before allowing port clearance.

We conduct Techno-Economic Viability (TEV) Studies and prepare Lender’s Independent Engineer (LIE) frameworks for our corporate and private clients. We analyze the engineering feasibility and financial viability of your projects, creating high-quality, audit-ready technical documentation that helps you secure project financing, satisfy bank lending criteria, and track fund utilization efficiently.

Market studies eliminate guesswork by analyzing localized demand-supply gaps, absorption rates, demographic trends, and future infrastructure shifts. For developers and corporate investors, this data ensures the project is optimized for the right target asset class (commercial vs. residential) and mitigates the risk of capital stagnation.

Due diligence is the comprehensive audit of a property's health before a transaction is finalized. It involves verifying the chain of land ownership titles, checking for legal encumbrances or litigation, ensuring municipal and environmental compliance, and validating the structural integrity of the existing buildings.

It serves as a vital financial shield. Skipping proper due diligence can expose corporate buyers to hidden liabilities, including unresolved land disputes, structural defects in construction, or severe financial penalties from regulatory bodies due to past zoning violations.

Our structured approach involves:

  • Document Verification: Auditing deeds, mutation certificates, and approved building plans.
  • Physical Site Inspection: Verifying actual boundaries, tracking encroachments, and examining structural soundness.
  • Regulatory Checks: Confirming clearances from local municipal authorities, fire departments, and environmental boards.
  • Risk Reporting: Delivering a comprehensive Technical Risk Matrix to the client before capital deployment.

A traditional local consultant typically operates based on local market experience without standardized regulatory oversight. Conversely, an IBBI Registered Valuer undergoes a mandatory educational course, national-level examination and is bound by a strict statutory Code of Conduct under The Companies (Registered Valuers and Valuation) Rules, 2017. This ensures that the report is legally valid, globally standardized, and free from local bias.

No. Income Tax Valuers are registered under the Wealth Tax Act primarily for direct tax assessments, capital gains, and wealth tax purposes. They do not possess the legal authority to sign valuation reports for corporate restructuring, insolvency (IBC), or NCLT matters. For any corporate action under the Companies Act, 2013, the law strictly mandates the appointment of an IBBI Registered Valuer or Entity.

Using a non-IBBI registered valuer for statutory corporate matters can lead to severe legal consequences, including the immediate rejection of the report by regulatory authorities (MCA, IBBI, NCLT), lengthy transaction delays, and potential financial penalties for company directors due to non-compliance with Section 247 of the Companies Act.
